The purpose of these specifications is to meet the needs of the company and keep the areas clean in a professional manner. The following

is an outline of those duties:

Workout Areas & Common Areas

On a per visit basis to keep clean and sanitize the dirt, dust and germs from the appropriate areas to include:

2. Spot clean internal partition glass or mirrors to remove smudges and fingerprints.

3. Empty all wastebaskets and remove trash to proper disposal.

4. Clean and remove all smudges, fingerprints from doors, door frames and light switches and other high touch points.

5. Dust window ledges and other flat surfaces.

6. Wall-to-Wall Vacuum or Dust Mop Hard Surface Floors.

7. Dust mop and damp mop all hard surface floors.

8. Damp wipe and disinfect small or individual mats with color-coded microfiber and all-purpose disinfectant cleaner.

9. All equipment to be wiped down using a damp microfiber cloth (no chemical to be used.)

10. Wet mop all composition floor areas to remove spillage and stains.

11. Turn off lights except those designated to be left on.

12. Always pay attention to put things back in their original place.

13. Brush off all upholstered furniture as needed, remove dust food, paper and erasure bits.

14. Spot clean door jams.

15. Clean and sanitize the water coolers. Empty and clean catch tray.

16. Check and lock all appropriate doors to common hallways, close drapes and blinds.

17. Turn off alarm and reactivate before leaving.

Weekly Services

1. Weekly services to concentrate in the corners and edges and remove buildup. Here dusting with a treated cloth to remove the dust and not rearrange it is needed.

2. Dust low reach areas of chairs, baseboard and low ledges.

3. Dust and clean all filing cabinets.

4. Dust and clean all countertops. Remove any smudges and fingerprints.

5. Dust partitions and ledges.

6. Dust vertical or horizontal blinds, not to exceed 12 feet from the floor, to remove dust and visible soil.

7. Dust and clean any horizontal ledges. Check the walls for ledges also.

8. Clean entry door metals and thresholds

9. Remove finger marks from woodworks, walls and partitions.

10. Thoroughly vacuum all carpeted areas and rugs. (corners, edges, etc. )

11. Damp wipe and clean door jams.

12. Wipe and sanitize all telephones.

13. Clean and dust all exit signs.

14. Dust all door graphics.

15. Clean in and out of microwave oven.

16. Cleaning of the refrigerator is optional.

Monthly Services

1. Here the monthly specialty crew comes in to do those items usually missed by conventional crews.

2. Extra work and attention is required.

3. Clean hard to reach areas of all shelves, bookcases and cabinets.

4. Thoroughly clean all waste containers.

5. Vacuum under seats and couches.

6. Vacuum clean draperies from dust and cobwebs.

7. Wipe down plastic and vinyl furniture.

8. Clean and wash all interior windows and partition glass both sides.

9. Wash out and clean appropriate trash receptacles inside and out.

10. Second floor vacant office and restrooms once a month dusting and vacuuming only. Thoroughly clean & disinfect all partitions, toilet tissue dispensers, seat cover dispensers, paper towel .

Restroom Cleaning

Daily or Per Visit Services

1. Clean restroom floor with a different mop that is sanitized for the rest rooms.

2. Clean behind the toilet.

3. Clean under the lid of the bowl and sanitize.

4. Clean mirrors and glass partitions.

5. Empty and clean all waste paper receptacles and sanitary dispensers.

6. Mop floor with disinfectant solution using coded microfiber floor mopping system and disinfecting finished floor cleaner.

7. Polish all chrome and mirrors.

8. Clean and sanitize all toilet bowls, paying special attention under urinals and stools.

9. Replace necessary items such as sanitary napkins, toilet tissues, paper towels, hand soaps and seat covers.

10. Clean and remove spots from the walls.

11. Scrub and polish sinks and metal surfaces.

12. Clean and polish all chrome and bright work.

13. Wipe baseboards after mopping. Being careful not to leave dirty reside in the corners and crevices of the baseboards.

14. Dust partition tops.

15. Sanitize toilet seats and around areas with germicidal solutions.

16. Wet wipe accessible showers, walls, doors and fixtures with color-coded microfiber towels and hospital-grade disinfectant.

Weekly Services

1. Special attention to scrub the floors by the urinals and splash guards very thoroughly.

2. Thoroughly wash and disinfect all waste receptacles.

3. Clean dust from the vents

4. Pour hot clean water down floor drains to prevent sewer gases.

5. Perform high dusting of partitions.

6. Wash down ceramic tile walls.

7. Scrub floors with special germicidal solution.

8. Clean, disinfect and polish all doors, knobs and hardware.

Monthly

1. Thoroughly clean & disinfect all partitions, toilet tissue dispensers, seat cover dispensers, paper towel

dispensers and sanitary products dispensers.

2. Clean & disinfect all ceramic tile walls and enamel surfaces

3. Detail all fixtures.

Lunchroom Cleaning, Lounge and Break Areas

Daily or Per Visit Services

1. Do not leave a residue on floor, rinsing floor adequately each visit.

2. Use separate mop when damping and sanitizing the floors.

3. Empty and clean waste containers and replace liner.

4. Wet mop hard surface floors.

5. Clean counters and sinks.

6. Damp wipe and clean tables and chairs and properly arrange furniture.

7. Wipe and clean all exterior surfaces of microwave ovens, refrigerator and vending machines.

8. Wipe down clean all water coolers.

9. Wipe food residue from all table tops and sides.

10. Wash coffee pots and clean surrounding areas.

11. Wipe down and spot clean the cabinets for fingerprints and spots.

Weekly Services

1. Wipe clean the inside of the cabinets.

2. Scrub clean the water cooler catch pan.

3. Polish clean any stainless-steel sinks. Keep free from hard the water deposits.

Floor Care Specifications

1. All appropriate hard surfaces floors will be mopped with specialty treated dust mops daily.

2. The damp mopping of all appropriate floors will be done with cleaning a solution to remove spillage daily.

3. All tile floors will be scrubbed and a sufficient amount of top coat of wax will be applied each month.

4. (We will use show place manufactured by Johnson & Johnson which is of the highest quality).

5. Spray buff as needed to restore shine and keep in good condition at all times.

6. Floor Care services are only included if noted in Special Attention Page, otherwise not included.

Carpet Cleaning Specifications

1. All carpeted areas will be spot cleaned daily.

2. All carpeted areas will be vacuumed daily.

3. Carpet cleaning will be price according to the “Special Attention section.”

Window Cleaning Specifications

1. All interior glass, plexi-glass will be spot cleaned daily to remove smudges and finger prints.

2. All entrance and exit glass doors will be detailed cleaned daily

3. All exterior windows will be charged separately.

Closing Procedures Instructions

1. Clean janitor closet and supply room and keep neat, clean and tidy.

2. Arrange furniture in an orderly manner.

3. Arrange any magazines on the tables in a neat and orderly manner.

4. Secure and lock designated doors and windows.

5. Turn designated lights on or off.

6. Test and secure alarm system, exit and lock doors.

Initial Cleaning Services

In order to expedite the level of cleanliness and maintain this level on a continuous basis, it is suggested that the

following services be performed at your facility.

It is preferred that these services be performed on a weekly basis.

▪ Scrubbing, rinsing and top coating or spray buff; lobby & lunchrooms.

▪ All offices doors and door frames cleaned, removing smudges and finger prints.

▪ Clean all window ledges removing dust and cob-webs from high and low dusting areas.

▪ Clean and sanitize restrooms, wash walls, floors, sinks, toilets, waste receptacle, and ceiling vents.

▪ Clean and polish all wood baseboards

An increase in the initial cleaning cost may be necessary depending upon the condition of your facility on the effective start date.

Additional Services Offered

North Star Building Services offers a wide spectrum of services in the janitorial, custodial, maintenance and housekeeping industry. These services are available upon request and you have the option of separate invoicing or all included in your monthly cleaning fee.

Communications:

The role of the North Star Building Service janitorial program is to provide a clean, safe and healthy indoor environment for our clients and their building occupants. The success of our service management program is founded on our commitment to quality control, which is centered on continuous supervision, comprehensive training and executive site inspections.

To ensure the fulfillment of daily janitorial tasks and procedures as per our contract specifications, we use a mobile inspection to perform inspections, log and document performance, which we review to address service issues, track service trends and identify improvement opportunities. This process allows for consistent results and ensures we deliver the same results and experience to our clients on a daily basis.

Additionally, our program allows for direct client communication, where our client can submit work orders, schedule changes or service issues directly through an online portal and this communication is immediately dispatched to the responsible operations management for review. All communication is logged, time stamped and reported, which contributes to the metric by which we measure our accountability and responsiveness. We will start your onboarding process once the contract is signed.

Emergencies

After business hours and on weekends, our phones are always on. Once you log into your app you can click a form for all emergencies we will be informed directly.

Because we value your business, we are committed to providing you with a quality and helpful customer service department.

Remittance:

We make payments easy for our customers by offering a secure link to start your subscription, of which we bill a deposit at signing and then again after the first month service is completed, and every month during the contract.

The Deposit is equal to one month service. The deposit will be applied to your final month of service when 60 days notice is given.

Automatic payments save us clerical hours and makes payments easy for our customers too. It really works well for our workers and our customers alike so that the stress of billing is off of you and we are assured that we are paid on time every month.

This saves us time and money, savings that we can pass on to you. We offer flexible subscription terms. The discount grows the longer your subscription terms are for. We offer 5%, 10% off your monthly bill.

You choose how much you want to save. If you want the biggest discount subscribe for an annual subscription that is billed monthly. That means on a contract where you choose an annual subscription you will be getting 10% off each month or a month +free each year.

Invoices are emailed each month and receipts are automatically emailed after payments are processed. If payment cannot be processed or the card on file is declined than we will reach out to you.

Cancellation policy

Cancellation Clause

If a client wishes to cancel their service agreement, they must provide written notice of cancellation as outlined in their contract terms ( 60 days notice for all contracts).

Failure to provide the required notice will result in a cancellation fee equal to one month’s service cost, which will be deducted from the client’s deposit or invoiced accordingly.

If a cancellation request is due to service-related issues, North Star Building Services must be given the opportunity to resolve the concern within the notice period. If the issue cannot be resolved during this time, the cancellation may proceed without the cancellation fee. If the issue is resolved within this timeframe, the cancellation request will be void, and the service agreement will remain in effect.

However, if the client still chooses to proceed with the cancellation despite the issue being resolved, the cancellation fee will be charged as outlined above.

No refunds will be issued for services already rendered or for prepaid months of service.

Month-to-Month Contracts

  • You may cancel at any time with a 30-day notice.

  • Payments scheduled within the 30-day notice period will remain unchanged and processed as usual.

One-Year Contracts and 6- Month Contracts

  • A 60-day notice is required for early cancellation.

  • North Star reserves the right to either fulfill services during the 60-day notice period or request payment equivalent to 30 days of service, along with the cancellation fee.

  • By adhering to this policy, we ensure a smooth transition while honoring our commitment to high-quality service.

North Star Building Service will provide all necessary cleaning supplies and equipment unless otherwise agreed in writing. Paper products, and trash liners Client Will Provide.

Payment Due: Monthly Subscription to be bill 30 days from the start date. Late Payments: A 5% late fee may be charged for payments more than 10 days past due.

North Star Building Service agrees to maintain the confidentiality of any sensitive or proprietary information encountered during service.

Governing Law
This Agreement shall be governed by the laws of the State of California.

Entire Agreement
This Agreement constitutes the entire understanding between the parties and supersedes all prior agreements or understandings.
